Leases, rent, trust money and the work order — one ledger
Property management software is usually strong on one of three things — the lettings, the money, or the maintenance — and hands you a spreadsheet for the other two. The reason that hurts is that they are the same month: the rent that did not arrive, the repair that caused it, and the client money that must stay separate regardless.
Portfolios, properties, units and the agreements over them
The hierarchy is real, so a unit has its own history and an agreement sits over the thing it actually covers.
- Portfolios, properties and individual units
- Lease agreements with rent schedules behind them
- Applications and an availability view for what is coming up
The money, including the money that is not yours
A ledger with statements and delinquencies, and trust accounting kept as its own surface — because client money being separate is a rule, not a preference.
- Ledger, statements and rent schedules over the same records
- Delinquencies as a working list rather than a report you run
- Trust accounts as their own surface, per account
Maintenance attached to the unit it happened in
Work orders belong to the property they were raised on, so a repair history is a property fact rather than an inbox search.
- Work orders raised against the property or unit
- Documents kept with the property they belong to
- The same records the ledger and the agreement read
What Property management runs on
Hold this on its own, or add the modules beside it when you want them — they share one login and one set of records. See the module library and pricing.

Questions buyers ask
Do you handle trust or client accounting?
Yes — trust accounts are their own surface with a per-account view, kept apart from the operating ledger. Client money that has to stay separated is the requirement most general accounting tools cannot meet, which is why it is built rather than approximated.
Can we see who is behind on rent?
Delinquencies is a working list over the same ledger the statements come from, not a report generated from a copy of the data. Rent schedules sit behind the agreement, so what was due and what arrived are the same record set.
Are maintenance jobs part of this, or a separate module?
Property has its own work orders raised against the property or unit. If you also run Field Service, that is a separate dispatch surface for a mobile workforce — they are different tools for different shapes of work, and we say so rather than blurring them.
Can tenants sign a lease electronically?
Where you also hold Documents & E-Signature, an agreement can be sent for signature and the signed copy lands on the same record — with an audit certificate behind it. It is a module you add rather than something bundled in.
